IMPORTANT: ROOF REPAIRS/REPLACEMENTS
There has been a number of roofs replaced in the neighborhood as a result of the heavy spring hail storm. The Board suggests that every home owner contact a local roofer or their home insurer in order to obtain a free roof inspection, as many roofs in the neighborhood have already adjudicated by their insurer to be a "total loss".
If either repair or replacement is necessary, owners are reminded of their duty to comply with Northern Lights Townhomes Covenant 10, which governs the General Standards for Townhomes, specifically:
a. Exterior Appearance. Owner has approved the site plan and design of the improvements to be constructed on the Townhome Lots. Once constructed, no owner of a Townhome Lot may modify, alter, or customize the exterior appearance of the improvements constructed on the Townhome Lots provided however; the exterior features of the improvements may be repaired and/or replaced provided that such repair or replacement does not materially change the exterior appearance of such improvement.
While the Board does not specifically mandate the use of any particular roofing product, it is imperative that any replacement or repair not materially change the appearance of the roof, color being the primary factor. The most common replacement is now a 30-year architectural laminate. The existing 3-tab shingle roofs, while slightly less expensive, are now considered inferior to these laminate products and are not recommended. Shingles must be in the color: Weathered Wood. If you have any questions prior to approving a repair, please be sure to contact the Board beforehand.
Parking
§60-6,166 of Nebraska parking law provides general laws for prohibited parking in the entire state our main concern for safety is parking in front of fire hydrants. This will continue to be an automatic tow without warning at the owner’s expense. In addition vehicles in marked "NO PARKING" zones or parked with expired or no plates will fall under this automatic tow guideline as well.
Please remember that in accordance with Northern Lights Covenants, trash receptacles must be kept in garage except on collection days. Cans may be set at the curb the day before pickups. Failure to do so will result in fines, in accordance with the HOA fine schedule (see Covenants and Restrictions).
The fee for leaving trash or recycling containers out is $25 per container per week
Landscape Changes: Before making changes to any fence or the surrounding landscape, the owner is required to first submit plans for such improvements to the Association for approval. Requests for such changes can be initiated by contacting the Board on our "Contact Us" page.
Due to lack of interest, the Garage Sale was not held this Spring. If there is more interest for next year or a resident would like to head this project, please let the Board know and it can be discussed at the March meeting.
